Things Nevada buyers should know
Nevada layers county or city transfer taxes on top of the state rate. The combined burden varies by jurisdiction — confirm the exact rate that applies to your property address before signing.
How the layered rate is calculated
Nevada Real Property Transfer Tax (NRS 375): base $1.95 per $500 of purchase price statewide. Clark County (Las Vegas): $2.55 per $500 total (base $1.95 + $0.60 county surcharge). Washoe County (Reno): $2.05 per $500 (base $1.95 + $0.10 surcharge). Churchill County: $2.05 per $500.
Clark County surcharge is $0.60/$500 (not $0.10 as previously stated) — a material correction. On a $445K Clark County purchase: transfer tax = ~$2,269 ($2.55 × 890 units of $500). No 2024/2025 rate changes; NRS 375.090 exemption provisions updated July 1, 2025 (affects exemptions only, not rates). Paid by seller at time of recording.

Many of the fees listed above also appear on your Loan Estimate, the document your lender must provide within 3 business days of your application. Pay close attention to the origination fee, the most negotiable lender-charged item and often the biggest variable between competing quotes. Comparing Loan Estimates from multiple lenders is the single best way to reduce what you pay at closing. Check if your Loan Estimate fees are competitive →
