Things Nebraska buyers should know
Nebraska layers county or city transfer taxes on top of the state rate. The combined burden varies by jurisdiction — confirm the exact rate that applies to your property address before signing.
How the layered rate is calculated
Nebraska documentary stamp tax: $2.32 per $1,000 of purchase price through July 17, 2026; increases to $3.32 per $1,000 effective July 18, 2026 (LB1067, Laws 2026), scheduled to revert to $2.32 per $1,000 on January 1, 2032. Form 521 Real Estate Transfer Statement required.
Rate history: $2.25/$1,000 → $2.32/$1,000 effective September 3, 2025 (LB78, Laws 2025) → $3.32/$1,000 effective July 18, 2026 (LB1067, Laws 2026, signed by Gov. Pillen; proceeds split 50/50 to the Rural Workforce Housing and Middle Income Workforce Housing Investment Funds), with a scheduled reversion to $2.32/$1,000 on January 1, 2032. Tax imposed on the grantor (seller). County register of deeds collects; county retains a portion. No exemption for first-time homebuyers. Statutory citation: Neb. Rev. Stat. § 76-901.
